From 1st December 2008 new properties advertised will require a Home Information Report. The report is produced by the seller prior to marketing and is provided to interested parties on request.
The home information reports consist of three sections:
Property questionnaire answered by the seller to provide potential purchasers with details about the property, e.g. council tax band, parking facilities works which have been carried out to the property.
Single survey provided by an RICS surveyor providing a description, details of the condition and accessibility of the property and valuation.
Energy report provided by the surveyor who produces the single survey this reports on the energy efficiency of the property and provides recommendations and sources of information.
